A major planning application has been submitted to Boston Borough Council which could see a new Aldi supermarket, drive-thru coffee shop, petrol filling station and associated retail facilities built on land south of Wainfleet Road in Fishtoft.

Lindum Developments has formally lodged plans for the mixed-use retail scheme on agricultural land off the A52, close to the Premier Inn and adjacent to a proposed housing development of up to 200 affordable homes being delivered by the Langtoft Group.

The application seeks permission for:

  • A new Aldi food store with a net sales area of 1,353 square metres
  • A drive-thru coffee shop
  • A petrol filling station with retail and café facilities
  • 169 car parking spaces
  • Electric vehicle charging facilities
  • New access from Wainfleet Road
  • Landscaping and drainage infrastructure works.

Last month, we reported that Aldi had launched a public consultation on proposals for a new store at the site. The consultation attracted significant public interest, with developers reporting that 96.7% of respondents supported the plans. More than 900 responses were received during the consultation period.

Planning documents state that the proposed development would replace Aldi’s existing Queen Street store, which the retailer considers undersized and no longer capable of meeting customer demand. The new store would be situated approximately two miles from Boston town centre on one of the town’s main arterial routes.

The development forms part of wider growth plans for the eastern side of Boston, with the retail scheme positioned immediately alongside the approved Langcroft residential development, with works already underway for 200 new affordable homes.

According to the planning statement, the site currently comprises approximately 4.77 acres of agricultural land and has no previous planning history. Developers argue that the proposal would provide improved access to affordable food shopping for residents living in the eastern side of Boston, whilst also creating employment opportunities and supporting future housing growth in the area.

Boston Borough Council will now begin the formal consultation process before the application is considered by planning officers and, ultimately, councillors.
