A planning application first submitted in September 2022 has today (23 April) been granted full planning permission by Boston Borough Council, paving the way for a new affordable housing development in Fishtoft.

The approved scheme will see the construction of 41 affordable dwellings on land to the south of Church Green Road, alongside associated infrastructure and public open space.

The application, submitted by Walter Pearson and Sons (Farms) Ltd and handled by Clive Wicks Associates, has been under consideration for several years before receiving the green light.

However, the approved development forms part of a wider scheme for the site. Alongside the 41 affordable homes, a separate outline application for a further 52 dwellings has also been granted planning permission, subject to reserved matters.

Together, the two linked applications could see a total of up to 93 homes delivered on the site in the coming years, significantly boosting housing provision in the area.

According to planning documents, the 41-home development will provide a mix of one, two, three and four-bedroom affordable properties, helping to meet local demand.

The site, currently agricultural land, will be transformed into a residential neighbourhood featuring parking, landscaped areas and a central public open space designed to encourage community use.

Boston Borough Council confirmed the decision in an official notice issued today, granting full planning permission subject to a range of conditions, including drainage, flood mitigation and environmental requirements.

The outline permission for the additional 52 homes will require further details, including layout, scale and appearance, to be approved before development can begin.

Both applications sit within an area identified for housing growth in the South East Lincolnshire Local Plan, with planners highlighting the importance of delivering a mix of housing to support local communities.

If brought forward, the combined scheme is expected to contribute significantly to housing supply in Boston, while also introducing new green space and supporting local infrastructure.

Further details on timelines for construction have not yet been confirmed.
