A planning application has been submitted to Boston Borough Council for the conversion of the upper floors of a Grade II listed former restaurant in Boston town centre into residential units. The application, submitted by Stamford-based RTK on behalf of Warrant Investments PLC, proposes transforming the first and second-floor areas from commercial support spaces into 10 residential units.

The scheme includes nine one-bedroom apartments and one two-bedroom apartment. In addition, the proposal outlines the creation of eight parking spaces to accommodate the new residential units.

The building, which has remained partially empty for a significant period since Prezzo vacated the property in March 2023, is being considered for residential conversion as a sustainable way to ensure its full use and continued maintenance. The property owner believes that this change will help preserve the building’s condition while contributing to the town’s housing supply.

As part of the proposed works, the existing modern-era staircase will be removed and replaced with a new fire-protected internal staircase providing access to the first and second floors. The plans indicate that any alterations to the building’s historical features will be kept to a minimum, with changes restricted to the second-floor area only.

Currently designated as Class Use E, the spaces targeted for conversion have been used as ancillary support areas for commercial businesses on the ground floor. The second floor, which is currently unused, is in need of refurbishment. Meanwhile, the first-floor conversion will repurpose space that is no longer required by one of the existing commercial units.

Importantly, the former restaurant space on the ground floor, along with the retail unit known as Café Noglish, will remain and be unaffected by these proposals. The application aims to strike a balance between preserving the listed building’s heritage and making practical use of its underutilised areas. If approved, the development will bring much-needed residential accommodation to the town centre while ensuring the building remains in good repair.
