Developers Langcroft are collaborating with Legal & General Affordable Homes, Housing 21, Boston Borough Council, Homes England and RG+P Architects to deliver a transformative new 200 affordable home neighbourhood which was agreed today. The scheme will be built by local contractor Seagate Homes.

Construction is due to begin in early 2026 and it will represent a £40million investment into Boston once completion of all the homes, as well as employing local labour through the programme. Wainfleet Road will pave the way for a vibrant, well-designed community offering homes for first-time buyers, local families, renters and older residents to meet the local housing need. Bringing strong social and economic benefits, whilst supporting Boston Borough Council’s long-term housing strategy.

The development will deliver a diverse range of 1, 2, 3 and 4-bedroom homes, including shared ownership, affordable rent and 36 specialist retirement housing. Guided by Langcroft’s approach to deliver more than just houses, but to create a place where people can live well, feel part of a community and enjoy greener surroundings. Boston Borough Council has backed the scheme with over £1 million of funding to support this affordable housing provision in the borough. The site was selected due to its potential to provide high-quality homes, stimulate wider investment and strengthen local housing choice. The development focuses on creating a strong, sustainable community.

Langcroft identified the Wainfleet Road site for its exceptional location. Just minutes from Boston Town Centre, the Pilgrim Hospital, local Primary and Secondary Schools, Boston College, key employment areas and major transport links
