A public house has been given consent for the conversion into 4 apartments.
The Britannia, a once popular drinking establishment on Church Street, Boston, had plans submitted to Boston Borough Council in August 2024 by Batemans Brewery to convert the pub into 4 apartments with associated works.
Planning permission was approved today by the council, with conditions imposed prior to works taking place.
- Prior to the commencement of any works on the development, the following additional information is required to be submitted to and approved in writing by the council:
- – Detail drawings of all new internal doors, including details of ironmongery and architraves should be approved by the LPA. Any new ironmongery on existing doors should be detailed.
- – Section drawings of any new partition walls, including sections of cornicing, skirting etc. and details of soundproofing
- – Detail drawings of any new or amended staircase(s).
- – Proposed locations of any vents/fans/flues etc. to be shown on elevation drawings and material and appearance of these vents should also be provided.
- The development shall proceed in strict accordance with the details so approved.

No demolition or development to which this permission relates shall commence until an appropriate programme of historic building recording and analysis has been submitted to and approved in writing by the local planning authority. The development shall be carried out at all times in strict accordance with the approved scheme, or such other details as may be subsequently agreed in writing by the Local Planning Authority.

Prior to commencement of the development hereby approved a detailed construction management plan shall be submitted to and approved in writing by the Local Planning Authority.
The construction management plan shall include:

– Method statement detailing how construction traffic, site personnel, vehicles, materials deliveries and site accommodation will be managed to safeguard highway safety and residential amenity;

– Details of measures to minimise disturbance during the construction process through noise, dust, vibration and smoke;

– Proposed hours and days of working;
The development shall thereafter be carried out in accordance with approved construction management plan.

All external signage shall be retained and no element shall be removed.

No changes shall be made to the external windows and doors except with grant of planning consent and/or listed building consent by the Local Planning Authority.

No meter boxes or other equipment or plant shall be installed on the external faces of the building without the prior written approval of the Local Planning authority.
